#11,566 LEGAL NOTICE SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on July 8, 2019, Walter B. Henley aka Walter Henley, a single person, executed a Deed of Trust to Tim Williams, Trustee for the benefit of 21st Mortgage Corporation, as recorded in the office of the Chancery Clerk of Pontotoc County, Mississippi, in Instrument 2019002534, securing an indebtedness therein described and covering the property hereinafter described; WHEREAS, said 21st Mortgage Corporation, under the power granted to it in said Deed of Trust, by instrument dated on or about February 5, 2021, duly spread upon the record and recorded in Instrument 2021001072, in the office of the Chancery Clerk aforesaid, did substitute the undersigned Marc K. McKay in the place and stead of the original Trustee and of any other Substituted Trustee; WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Substituted Trustee to execute the Trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substituted Trustee's fees and expenses of sale; NOW, THEREFORE, I, the undersigned Marc K. McKay being the Substituted Trustee, do hereby give notice that on April 21, 2021, between 11:00 o'clock a.m. and 4:00 o'clock p.m., being the legal hours of sale, I will proceed to sell at public outcry, to the highest bidder for cash, at the North Front Door of the Pontotoc County Courthouse in Pontotoc, State of Mississippi, the following real property described and conveyed in said Deed of Trust, lying and being situated in Pontotoc County, Mississippi, and being more particularly described as follows, to-wit: A tract of land containing 2.23 acres, more or less, lying in the Northwest Quarter of Section 25, Township 10 South, Range 4 East, Pontotoc County, Mississippi and being more particularly described as follows: Commencing at a found 1/2" iron bar recognized as marking the Southwest corner of the Northwest Quarter of said Section 25: thence North a distance of 1110.40 feet to a set nail in Kings Highway (Pontotoc County Road No. 70), for the point of beginning: thence North, generally along said road, a distance of 21.00 feet to a set nail: thence East a distance of 462.00 feet to a set steel post: thence North a distance of 188.60 feet to a set steel post: thence East a distance of 462.00 feet to a set 1/2" rebar: thence South a distance of 188.60 feet to a set steel post: thence West a distance of 448.00 feet to a set 1/2" rebar: thence South a distance of 21.00 feet to a set 1/2" rebar: thence West a distance of 476.00 feet to the point of beginning. SUBJECT TO the public right-of-way of Kings Highway (Pontotoc County Road No. 70) that runs generally along the West line of the above described property. AND ALSO: a 2019 Hamilton Weston Manufactured Home, with Serial Number HH19AL01613. I will convey only such title as is vested in me as Substituted Trustee.
