#1445587 LEGAL NOTICE SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on April 29, 2014, Kendall W. Iwata and Dulcy Iwata, husband and wife executed a certain deed of trust to Denise McLaurin, Trustee for the benefit of Regions Bank d/b/a Regions Mortgage which deed of trust is of record in the office of the Chancery Clerk of Monroe County, State of Mississippi in Instrument No. 2014002590; and WHEREAS, Regions Bank d/b/a Regions Mortgage has heretofore substituted Shapiro & Brown, LLC as Trustee by instrument dated June 11, 2019 and recorded in the aforesaid Chancery Clerk's Office in Instrument No 2019002950; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Regions Bank d/b/a Regions Mortgage, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, I, Shapiro & Brown, LLC, Substituted Trustee in said deed of trust, will on August 7, 2019 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the West Door of the County Courthouse of Monroe County, located at 301 South Chestnut Street, Aberdeen, MS 39730, to the highest and best bidder for cash or certified funds the following described property situated in Monroe County, State of Mississippi, to-wit: Commencing at the Northwest Corner of Section 15, Township 16 South, Range 7 East, Monroe County, Mississippi and run thence South 20.0 feet to an iron pin on the South right of way of Strong Road and the Point of Beginning. Thence run North 89 degrees 09 minutes East 444.75 feet along the South right of way of said road to an iron pin; thence run South 639.78 feet to an iron pin in a fence line; thence run South 89 degrees 22 minutes West 444.75 feet along said fence to an iron pin; thence run North 638.15 feet along a fence to the Point of Beginning. All lying in the Northwest Quarter of Section 15, Township 16 South, Range 7 East, Monroe County, Mississippi and containing 6.5 acres, more or less.
